Homes and condo prices are quite stable, while the number of sales has diminished from last year. After the first four months of the year, the median sales price is $625,000 down just 0.8% from this time last year at $630,000. Single family home sales fell 25.1% to 256 last month compared to 342 sales a year earlier. Condo sales were down 27.1% to 384 from 527 in the same comparable period. The median condo sale price was $327,000 last month, up 0.6% from $325,000 a year earlier.

The time it took for homes on the market to sell declined for the second month in a row. Single-family homes spent 43 days on average before selling, down from 47 in March 08. Condos spent 33 days on the market before selling, down from 39 days in March 08.

There are more homes and condos on the market than there were this time last year or last month. Last month there were 1,955 single-family homes listed for sale, which is 36 more than there were in March 07 and up from 1,876 in January 08. In April 2007 there were 1,726 homes for sale. Condo inventory last month was 2,629, up from 2,581 in March 08. In April 2007 there were 2,301 condos for sale.
